Raiths Industrial Estate development secures full occupancy

Ryden has successfully secured occupiers for Gilcomston Investments Ltd / Bamma Properties Ltd’s speculative industrial development at Raiths Industrial Estate, Pitmedden Road, Dyce (Aberdeen). The development constitutes an investment of in excess of 2.5 million British Pounds.

The scheme comprises two new build industrial/warehouse units with secure yards and both properties were let prior to completion on 15-year leases. Survival One, the world’s leading provider of survival equipment contractor logistic support, took building A extending to 1,059 sq m (11,393 sq ft) at a rent of 135,000 British Pounds per annum, whilst Alfa Laval, a world leader in heat transfer, separation and fluid handling, took the 795 sq m (8,557 sq ft) building B at 105,000 British Pounds per annum. Nearby occupiers at Raiths Industrial Estate include Weatherford, Global Energy Group, Pentagon Freight, Speedy Hire, Pentagon Freight Services and Siemens.

Paul Richardson, associate at Ryden, said: “We received a high level of demand for both units prior to completion and secured the new occupiers on excellent terms for our client with no rent free periods highlighting the strength of the Aberdeen Industrial market. Gilcomston Investments owns another 3.4 acre site nearby and as a result of the successful letting of these units is considering further speculative development.” Ryden was the sole letting agent and actively manages Gilcomston Investment’s extensive property portfolio. Survival One was represented by Knight Frank, whilst Race Hopkins acted for Alfa Laval.
