Commerz Real acquires environmentally sustainable office scheme in Birmingham

With its acquisition of the One Snowhill office scheme, Commerz Real just deepened its commitment in the United Kingdom. The property, which is earmarked for the "hausIn-vest europa" open-ended real estate fund, boasts a globally recognised BREEAM (BRE Environmental Assessment Method) sustainability certificate rated "excellent." The total investment volume for the building, which was completed in 2009 and comes with a gross lettable floor area of around 24,500 sq m, approximates 130.4 million euros. Seller was the internationally active project developer Ballymore.

“Its site, fit-out, and green-building qualities make this property one of the top locations in Birmingham. It is almost fully let,” said Hans-Joachim Kühl, Member of Commerz Real’s Management Board and responsible for real estate acquisitions. “One Snowhill enhances the diversification of our British real estate portfolio. After our acquisition of a project development in Liverpool in 2009, this will be the second office property outside the greater London area to be owned by ‘hausInvest europa'.”

One Snowhill is located inside Birmingham’s Central Business District and close to the railway station which offers direct service to London and the West Midlands. Easy ac-cess to the motorway network and the airport offer quick connections to long-distance destinations. The architecture of the eleven-storey building stands out because of its completely glazed façade with a six-degree overhang on its west-facing side. The inte-rior features an impressive atrium extending over the entire height of the building. The technical fit-out of the property permits flexible use options.
