Topping out ceremony for CA Immo at Lände 3 site
Refurbishment work on the Silbermöwe office building in Vienna has been taking place at the Lände 3 site since the summer of 2011; the structure is undergoing full modernisation. The structural shell of the building, which is just under 40 metres high, has now been completed. By the autumn of 2012, modern and sustainable office space with rental effective area of approximately 17,500 sq m will be created within the ten-storey building.
Bernhard H. Hansen, the CA Immo Management Board member responsible for development: “Following on from the new headquarters for Österreichische Post, we are creating an architectural highlight in the new Lände 3 district with our core refurbishment work on this building. Even now, the transformation of the site into a thriving urban space is obvious. In the next few years, the bar will be raised even higher as new usages come to the area, including residential units, hotels, restaurants and retail outlets. Investing some 30 million in the Silbermöwe project, we´re showing our commitment for the Lände 3 site as well as for the high potential of the entire third district.”
District director Erich Hohenberger has also emphasised the prime quality of the location: “The site is of key importance to the district around Landstrasse. A location by the Danube canal and close proximity to Wiener Prater and the city centre make this the ideal place to live and work. We are giving rise to a new neighbourhood here in the third municipal district, one that is sure to have a positive knock-on effect for the residential quarters it borders.”
The revitalisation project is expected to be completed by the autumn, providing 17,500 sq m of usable office space. The project comprises two sections: a ten-level lengthwise edifice with arcades in the front area, neatly enclosing the second U-shaped section of seven levels. In addition to full renovation of the interior, the facades of both structures will be completely refurbished. The light grey and white colour scheme lends the building by the canal a silver sheen, an observation that inspired the name Silbermöwe, which means “silver seagull”. CA Immo will seek to attain green building certification for the building in line with ÖGNI/DGNB standards.
Early in 2010, CA Immo launched a large-scale development and restoration project on the Erdberger Lände site in Vienna’s third municipal district. The aim of the project, entitled Lände 3, was to establish a future-proof blend of residential, hotel, office and retail usages. Advantages of the construction site, which spans 5.5 hectares, include rentable effective area currently totalling some 80,000 sq m, excellent infrastructure (connections to the U3 underground line and airport link motorway), proximity to the city centre and a location close to the Donaukanal and Wiener Prater recreation areas. Having defined the concept for the site through a competition inviting ideas on urban planning in 2009, the city development commission approved further development in November 2010. The principal objective of the competition was to produce a future-focused plan encompassing residential, hotel, office and retail usages to be realised in several stages.
