Stuttgart: Already a lack of available properties in the over 2,000 m² segment
The trend towards outsourcing in the greater Stuttgart region is continuing in 2012. There is a lack of not only properties in the segment above 5,000 m², in particular to answer to the heavy demand from the automotive and mechanical engineering industries. „The shortage is already apparent among the properties of between 2,000 and 3,000 m²,“ says Oliver Stenzel, Managing Director of Realogis Stuttgart Immobilien GmbH. This also applies to suitable existing space, especially in the most demanded regions of Böblingen / Sindelfingen along the A81 and near the airport along the A8 Karlsruhe - Munich. One major reason for this is the lack of willingness on the part of the municipal governments to make real estate available that is suitable for the logistics industry, resulting in a high price of € 200 to € 250 per square metre. So because of the limited offering of suitable space and high prices for real estate, the calculated rental prices for modern new projects lie between 5.50 and 6.00 €/m², and up to 6,50 €/m² in top locations. However, there is still a tendency towards short-term leases, especially among logistics and forwarding companies, due to the desire for flexibility in space management, says Stenzel. „This makes it more difficult to develop new projects, further restricting the amount of large, modern logistics plants on offer in the size range above 10,000 m².“
Despite the lack of available properties, Realogis brokered around 38,000 m² of space in the Stuttgart and German markets in the first half of this year. That equates to a 20 percent increase over the same period in 2011 (approx. 31,000 m²).
„We expect to see the trend continue to develop well in the second half of 2012,“ says Stenzel. „The rising demand for modern logistics space and the continuing shortage of suitable properties will force logistics companies to consider moving more into the surrounding regions Karlsruhe, Ulm, Heilbronn and Augsburg along the A81 and A8 Autobahns.“
