Skanska acquires City Court
Skanska recently acquired City Court development project from ECM. The project has a valid building permit for development of ca. 15,000 sqm of modern, flexible and efficient commercial premises in the heart of Pankrac, Prague‘s commercial quarter.
City Court is located in a proven and established office location within the Pankrác area of the Prague 4 office market. Bert Hesselink of DTZ Agency comments „further to detailed assessment of current and expected future market trends DTZ anticipate strengthening demand between now and the completion of City Court; the delivery time of the project has been strategically timed to coincide with improved occupier demand.” Skanska Property has already implemented a few very successful projects among others Budìjovická alej and Victoria Vyšehrad in Prague 4.
DTZ expect an increase in interest from tenants in preleasing office space in 2011 due to a lack of newly built office space in the market. Currently there is approximately 115,000 sq m of office space in various stages of implementation, which represents a large percentage fall in development compared to 2007 and 2008. “Developers are aware of the lack of prime office space on the market and will reflect this shortage in their development strategies for the future. Currently we register increased interest from well known developers for projects worthy of investment and further development, adds Karel Koneèný.
