Sanador leases a 15,000 sq m office building on Sevastopol Street, for a hospital

DTZ Echinox has mediated the lease of a 15,000 sq m office building, between Sanador and Castrum Corporation. Starting September 2010, a new general hospital with a capacity of 120 beds opens in this location, as a result of a 40 billion euro investment.

The leased building is located on Sevastopol Street in Bucharest and has a total surface of 15,000 sq m, with 11,735 sq m rentable area, divided between Building A (3,121 sq m) and Building B (8,614 sq m). The project benefits of three underground levels that cumulate 200 parking spaces.

“This transaction is significant due to its size, considered to be the biggest in the last 12 months, but also through the positive message sent to the market. It is once again clear that the private sector has adapted its activity to new economic conditions and that it is ready to get back into action and to continue growing.” declared Mihnea ªerbãnescu, General Manager of DTZ Echinox.

The owner of the building is Castrum Corporation, a company specialized in civil and industrial construction works. The relevant track record of the company comprises mine closings, gas stations, office buildings, school refurbishments, roads and bridges. Castrum Grup has been active on Romanian market since 1992, when the mother-company of the group, Castrum Corporation SRL, has been established in Negreºti-Oas.

Sanador Medical Center was set up in 2011 and currently owns three clinics, two laboratories and private reserves in the Floreasca Emergency Hospital. Sanador Medical Center provides a wide range of medical services to national and international companies’ employers, to individuals and their families.

The total estimated office buildings stock to be delivered in 2010 is app. 245.000 sq m. The most important projects that are about to be delivered in Bucharest this year include the 55.000 sq m Platinum Business & Convention Center, the 29.650 sq m Avrig Business Center, the first phase of Swann Office Park, with 21.695 sq m, Lakeview - 19.700 sq m, and Nusco Tower, a 17.000 sq m building.

In Q1 2010 DTZ Echinox estimates a volume of 281,000 sq m of office space delivered, which leads to vacancy rate of 18%.
