Pre-Opening at the Segro Logistics Park Frankfurt-Alzenau III

The team of the Segro Frankfurt Office last week celebrated the Pre-Opening of the Logistics Centre III in Alzenau/Lower Frankonia, near Frankfurt/Main. Among the guests were the Alzenau mayor Ralph Ritter, responsible for city development and Siegfried Six, the manager of the general contractor Goldbeck in charge of the project and about 80 participants from the logistics and real estate industries.


By the end of its construction, Alzenau III will offer about 30.000 m². of up-to-date warehouse space, with an optional expansion of a further 5.3000 m². at the Mezzazine level. This space can be divided into up to ten units according to the customers’ wishes. There will be a loading gate for every 800 m².; the planning also includes a total of six jumbo ramps with electro-hydraulic dock leveller. In order to prevent water hazards, all warehouses are built on special WHC III ground slabs, which also permits their use for the storage of dangerous goods. The entire centre is approved for 24/7 work.

Phase 1 comprises of 14.000 m². of warehouse space and about 154 m². of office and recreational space which will be available by the end of July 2012. Their first tenant is ProTex-Textillogistik GmbH. The specialist for textile logistics has rented about 4.300 m². of warehouse space, starting in August 2012. The construction of an additional 15.370 m². of flexible warehouse space matching the customers’ wishes can start at short notice. When the second construction phase of Alzenau III is complete, the Segro Logistics Park Frankfurt-Alzenau will be able to offer a total of 73.000 m². of high-quality warehouse and office space.

The Segro Logistics Park Frankfurt-Alzenau comprises three separate logistics centres. Alzenau I has around 25.170 m². of warehouse and office space. This centre has been rented by an internet retail, who has sub-let the building to Logwin Logistics. Alzenau II was constructed in 2008. Its 17.500 m². of warehouses and offices are entirely let. All these logistics centres are situated in the recently developed Alzenau-Süd industrial estate. They have immediate access to the Karlstein junction of the A 45 motorway. Its central location in Northern Bavaria, just about 39 km to the North-East of Frankfurt/Main has all the advantages of a turntable for traffic between North and South as well as East and West.

The „eco-features“ of Alzenau III are: optimum insulation according to EnEV 2009, two separate heating circuits for warehouses and offices, reduction of wastewater by rainwater percolation and lighting by energy-saving lamps.

Segro has already entered the new Logistics Centre III for certification with the silver award of the German Sustainable Building Council (DGNB). Apart from ecological standards aiming at the reduction of greenhouse gas and the use of sustainable resources, the association also puts the building’s economic, functional and technical qualities as well as its site to the test. This comprehensive approach gives prospective tenants a well-founded idea of the building’s quality.
