Letting performance of storage and logistics properties in the Rhine-Main area decreases below the previous year's level
Despite the decreasing numbers in the first half of 2010 the Rhine-Main area* remains an important location for logistic companies. This indicates a new evaluation of NAI apollo. A letting performance of all market participants of approx. 120,400 sqm storage space was recorded for the first half of 2010. This complies with a decrease of 12.6 per cent compared to the previous year (137,700 sqm). The main part of the mentioned result with 37 per cent were letting in the segment between 5,000 and 10,000 sqm, which means that this segment increased by 8 per cent compared to the previous year. The second largest turnover of space, with 30 per cent, was the segment of space smaller than 3,000 sqm, with reference to the number of lease contract conclusions this segment contributed 61 per cent.
One of the major lettings in the first half of 2010 is the lease contract of approx. 8,000 sqm storage space to a logistics manager in Ginsheim-Gustavsburg. NAI apollo acted as consultant.
„The letting performance in the first six months of this year has decreased compared to the previous year. However, an interesting second half year with many contract conclusions is imminent for the storage and logistic market in the Rhine-Maine-area, whose outcome will presumably be similar to the second half of 2009", says Michael Weyrauch, Head of Industrial Letting and partner of NAI apollo. The restraint in the first half will reveal in an expectant pipeline list, which promises remarkable contract conclusions for the second half of the year. „We still see our forecast of 280,000 to 330,000 sqm as achievable, even though at the lower limit of the predicted turnover of space", says Michael Weyrauch. „Due to full order books of an increasing number of companies from the industrial sector we currently register an increase in the search for large spaces. Despite a high volatility in the industrial market this supports our thesis, that we can soon expect larger contract conclusions.“
In the first half of 2010 NAI apollo has supported and mediated approx. 20 per cent of the turnover of space and is assigned with the marketing of all important logistics spaces as well as project developments in the Rhine-Main-area.
