Legal & General completes further lettings on Covent Garden Estate
Legal & General Property (LGP) has secured “Mais il est ou le soleil?”, the quirky Belgian fashion retailer, as a new office tenant at Bedford House, 2-3 Bedford Street, Covent Garden, and Ruder Finn UK Ltd, the international PR consultancy, as the new occupier at 1 Bedford Street, Covent Garden. EA Shaw and Hanover Green acted on behalf of Legal & General Property, Office Planet represented Kesar UK Ltd.
Taking 1,396 sq ft of office space on the 4th and 5th floors of Bedford House, Mais il est ou le soleil?’s parent company, Kesar UK Ltd, has agreed a five year FRI lease, at a rent of 38.50 British Pounds per sq ft. At 1 Bedford Street, Ruder Finn has taken 3,154 sq ft on an FRI lease for five years, at a rent of 40 British Pounds per sq ft. Both buildings form part of LGP’s 210,000 sq ft mixed-use Covent Garden Estate portfolio, which has undergone a programme of significant asset management to capitalise on growth opportunities. This includes the major redevelopment of 6 Agar Street, a 57,000 sq ft high spec office scheme with unique design elements such as an open-air central atrium drawing light and natural elements into the heart of the scheme. With works currently onsite and to schedule, this will be delivered onto the market in September 2012 when supply of new, Grade A, West End space is predicted to be particularly constrained. Over the last 12 months, LGP has let circa 15,000 sq ft of office and retail space across the portfolio, with a number of recent deals secured at market leading rents.
