In Q2 2010 DTZ in Ukraine leased above 1, 500 sq m of office premises
In Q2 2010 DTZ Ukraine leased around 1,520 sq m of office space in Kyiv. In May, the real estate advisor represented Cameron McKenna as exclusive agent in the signing of a lease for office premises, occupying a floor in the office-retail centre at 38 Vladimirskaya Street.
The real estate advisor also leased 285 sq m of Arena City to Megapolis Capital, 165 sq m of Horizon Office Towers Business Centre to SBS World Service and 270 sq m of Vector Business Centre to Ramburs. DTZ acted on behalf of landlord in all 3 of these transactions.
In Q2 of 2010 DTZ won a tender to be exclusive leasing agent for the International Bank of Reconstruction and Development, to fulfill the necessity for office premises (3500-4000 sq m).
Victoria Goroulko, Associate Director, Head of Occupier and Global Corporate Services at DTZ Ukraine comments:
“The office occupier market is still feeling the crisis as so far there has been little recovery in demand. The expectations of its main players, tenants (and consultants) from one side and landlords (and consultants) from the other side are different. Tenants are particularly interested in negotiating minimum possible rent for the next 3 years. Landlords are favoring short terms contracts that provide them with the possibility to review rents upon market recovery. In such conditions tenants are tending to make the decision to renew their existing lease, which is sensible because (in current market conditions) they can negotiate a lower rent, and will not have the added costs for moving to another office. Thus, total cost of the renting period is the most important criteria for tenants, as opposed to base rent by itself.”
