Fujitsu Semiconductor Europe GmbH lets 5,500 sqm office space in Langen
After the asset management specialist for commercial property SKIM Schüler Knedel Immobilienmanagement GmbH had only recently stitched up a new lease contract with atriga GmbH, the Frankfurt-based company have been succeeded in the early renewal of the existing lease contract with the building‘s main tenant of the Fujitsu Semiconductor Europe GmbH. The tenant was advised by Colliers Schön & Lopez Schmitt GmbH/ Frankfurt am Main.
Fujitsu has been the main tenant of office building Monzanova, Pittlerstraße 47 in Langen since 2005, the building is owned by a private Irish investor. The renewal of the lease was an important milestone in real-ising a long-term property management strategy being followed by SKIM for the building which also in-cludes the co-ordination of all letting activity.
„Precisely because Fujitsu is committed to the Langen location on a long-term basis and feel very much at ease in the building managed by us, were we able to arrive at a mutually acceptable, stable and calculable agreement. The lease extension fulfils the prerequisites for both contractual parties to meet the currently challenging market requirements,“ explains founding partner and Managing Director Thomas Knedel MRICS. Managing Director Vincent Screene FRICS adds „This lease renewal is a classical win-win situation. For the tenant it guarantees a preferred location and for the landlord it ensures a long-term cash flow with an excellent degree of creditworthiness.
