First investment of Kulczyk Silverstein Properties

Kulczyk Silverstein Properties purchased from Pramerica Real Estate Investors the Stratos Office Center located in the centeral business district of Warsaw, Poland. KSP plans further acquisitions in Poland and other countries of CEE region.


Stratos Office Center is a 10,678 sq m Class A office building, located on Skorupki Street immediately east of Marszałkowska Street, one of Warsaw’s main thoroughfares. The project was realized in 2000 by Karimpol, Viennese developer who actively acts in the Polish market.

Pramerica acquired the property in 2006. Presently the building is fully let to tenants including BRE Leasing, a member of the Commerzbank Group, Belgium Embassy as well as international law firms Beiten Burkhardt and Bird & Bird. Stratos provides 169 parking spaces on three underground levels and has a modern technical specification enhancing quality of life for tenants. The transaction was financed by Landesbank Berlin AG and Berlin Hyp and brokered by Colliers International. Hogan Lovells acted for KSP while Salans acted for the vendor.
