DTZ held conference for shopping centres’ developers and tenants
DTZ arranged conference for Shopping Centres’ Developers and Tenants on 3rd of March at “KyivExpoPlaza, Kyiv,Ukraine. During the conference presentations were made by DTZ, «Ñomfy», «Depot Development Group».
Among the companies participated in the conference, were the following: McDonalds Ukraine, GLD Invest, Goldblat, Invest House, MTI, Italiano Design, TransUkrainaIntersport”, Ukrzoloto etc.
Nataliya Mykolaychuk, Head of Retail Agency DTZ made presentation: “Crisis: School of surviving or new ways to success”. Nataliya described the current condition of retail market and problems which retailers and developers faced during the crisis, she also emphasized crisis factors, which is needed to use as an advantages. During the presentation were shown key factors of retail market including:
-new modern retail space delivered in 2009 in Kyiv comprises to more than 200 000 sq m
-the total modern retail stock in Kyiv was estimated 303 sq m per 1 000 inhabitants( in Warsaw- more 800 sq m), which shows the deficit of quality retail space.
- in 2009 in Ukraine were delivered more than 10 Shopping Centres, in such cities as Odesa, Kyiv, Dnepropetrovsk, Lviv, Donetsk, Simferopol. In 2010 it is planning to deliver 7 Shopping Centres in Kyiv, Kharkiv, Lviv, Donetsk with total area more than 240 000 sq m.
Igor Khyzhnyak, Business Development Director, COMFY shared information how the company passed the crisis and become a leader on the market of electronics and home appliances in Ukraine. Igor described in details key factors of success on retail market and how the crisis affected market of home appliances and shared receipts which COMFY used in crisis to achieve the 1st place on the market re efficiency and growth rates. Igor also shared the COMFY plans for 2010-opening of 25 stores with total area of 2000-3000 sq m and expansion of COMFY to the territories of Central and Western Ukraine.
Vladimir Nikitenko, Deputy of Commercial Director of Depot Development Group shared experience of working with tenants and opening of Shopping Centres in crisis period. Vladimir characterized new tendencies in working with tenants and managing the retail projects
Ben Hunt, Director of Building Services DTZ in Ukraine and Kostenko Ludmila, Head of Facility&Property Management, DTZ in their presentation told about benefits for tenants to be in a professionally managed Shopping Centre. They discussed the services which provide professional managing company in Shopping Centres’, the importance of efficiently planned marketing events, showed the real examples of minimizing costs of utility and maintenance payments, told the audience how the managing company and tenants should tend for close cooperation for decreasing costs of projects operation and increasing the tenants’ sales. On the example of Riviera Shopping Centre showed how the professionally managed project create comfortable and pleasant environment for buyers and tenants.
