Division of units key to trio of new tenants on Gorseinon Road
The subdivision of 12,734 sq ft of vacant mixed use space on Gorseinon Road Swansea was the key factor in attracting three new tenants to the former Crown House Engineering building. In 2010, Lambert Smith Hampton (LSH) managed the sale of the landmark Gorseinon building to local purchasers Keen Offer Limited.
LSH was subsequently instructed to find tenants for the property and, in testing the market, recognised that subdivision would give the split elements of the roadside site more appeal to occupiers from a broader range of sectors.
With the two storey property offering a mix of showroom, trade counter, office and industrial accommodation, customer parking and a yard, the three new occupiers include A C Garage Doors, Aspire Kitchens & Bathrooms and UK Roofing & Cladding. All three occupiers have signed up for a three year term.
Tom Rees of LSH’ agency team comments: “The opportunity to subdivide in line with a tenant’s needs proved to be a good strategy with all three occupiers secured within the first few months of our client taking ownership, providing a quick return on the investment.”
