AXA REIM completes 175,000 m² of lettings during 2011
AXA Real Estate Investment Managers announces that it signed 96 leases representing a total of 175,000 sq m of space across its French office portfolio in 2011, a significant increase of 23% on a total of 142,000 sq m let in 2010. Of the 96 lettings, 58, representing 63,000 sq m, were new leases, while the remaining 38, accounting for 112,000 sq m of space, comprised lease renewals and extensions.
The company also announces the pre-letting of the entire landmark building 17 Avenue Matignon to the international law firm Hogan Lovells on a long term lease. The building, developed by AXA Real Estate, will serve as the French Headquarters of Hogan Lovells and comprises 7,000 sq m of prime office space. Located in Paris 8th arrondissement, the building is managed by AXA Real Estate on behalf of an institutional client and is due for delivery in April 2012.
This marquee letting has built upon an impressive 2011 for AXA Real Estate. Despite difficult economic conditions during the year, AXA Real Estate witnessed an increase in demand for high quality and energy efficient office space. 2011 also saw the delivery of several new high-profile multinational tenants to the French office portfolio. The largest new office letting of 2011 was at the Osmose building in Toulouse, where the entire building, representing 13,000 sq m was let to Airbus, a leading aircraft manufacturer.
Other significant lettings in the French office portfolio included:
• Atlantis TV, a leading French television technical services provider, has taken 3,264 sq m at AXA Real Estate’s Alpha building at Quai du Point du Jour, Boulogne;
• Burberry, the renowned British luxury fashion label, and Lanvin, the luxury Parisian fashion house, have taken 1,700 sq m and 1,200 sq m respectively at 56A rue du Faubourg Saint Honoré, Paris 8th arrondissement;
• PricewaterhouseCoopers, a leading global audit and consultancy firm, which has taken 1,300 sq m of office space at AXA Real Estate’s ONIX building in Lille;
• Sodiaal International, France’s number one dairy co-operative, has taken 1,600 sq m at Tour Montparnasse, Paris 15th arrondissement;
• Verifone France, a global leader in secure electronic payment technologies, has taken 1,700 sq m in the Axium building in Issy Les Moulineaux.
• A leading aerospace and defence group has taken 3,880 sq m at AXA Real Estate’s Le Pasteur building in Suresnes;
