600,000 sq ft headquarters office building „The Place“ tops out
London Bridge Quarter, the 2m sq ft urban regeneration project that includes the iconic landmark Shard mixed-use vertical town adjacent to London Bridge Station, celebrates a further milestone with the topping out of its 600,000 sq ft headquarters office building The Place.
The 17-storey building is being developed by Sellar Property Group on behalf of LBQ Limited, a partnership between majority owner the State of Qatar and Sellar. The Place forms an important element of the London Bridge Quarter and reflects the State of Qatar’s strong commitment to invest and build in the UK as part of its 2030 Vision, the country’s roadmap to achieve a sustainable, diversified economy.
Designed by the leading international architect Renzo Piano, The Place is on schedule and will be completed in Spring 2013. It is London’s largest speculative office building currently being constructed for delivery in 2013 and ready for occupation at a time when there is a dearth of comparable Grade A prime building available for letting.
On behalf of LBQ Limited, Irvine Sellar said: “This is another important milestone in our £2bn development at London Bridge Station, one of the capital’s key transport hubs with more than 50m passenger movements annually. The Place benefits from sharing architectural, design and cultural DNA with The Shard and forms part of London’s most exciting regeneration projects that will see more than 12,000 people working there when it is completed next year.”

Served by a mainline station, two underground lines, Thames Link and 15 bus routes, The Place fulfils the needs of employer and employee alike with excellent transport links. In addition it is located in one of the Capital’s most dynamic and increasingly attractive riverside areas that benefits from a wide range of cultural and leisure activities.
The Place will offer tenants a superb work environment. It meets the most rigorous demands of modern organisations that require large, light, open and highly flexible floor space. The building provides 16 floor plates of between 21,000 sq ft and 31,000 sq ft and features naturally ventilated winter gardens on floors 3 to 12 along with a landscaped roof terrace with spectacular views of the Capital.
The office floors are arranged around a central concrete core with 360 degree full height triple glazed, 1.5m wide cladding panels. The floor plate efficiency ranges between 79% and 83%, well in excess of BCO best guidelines, while around half the floor plate is within 6m of daylight.
The building is served by the equivalent of 12 elevators - four double deck, with each deck of the double deck elevators capable of taking 26 people, and four single deck elevators each capable of carrying 21 passengers.
The Place has an Excellent BREEAM sustainability rating. The building’s active double skin façade ensures that only 12% of the sun’s heat passes into the building therefore reducing the need for cooling while still maximising natural daylight. Carbon emissions are estimated to be 60% less than a typical prestige office building and equates to only 1.5% of an individual’s carbon footprint per year.
