125,500 m² leased in the first six months in the Rhine-Main region
NAI apollo group has analysed the market for logistics and warehouse space in the Rhine-Main region* during the first half of 2012. „A total of around 125,500 m² were leased in the first six months of the year, around 30,500 m² in the second quarter,“ says Michael Weyrauch, Partner and head of the Logistics division at NAI apollo group. For the rest of 2012 Weyrauch expects to see a transaction volume at around the same level as 2010 of 350,000 m².
Compared to the first half of last year, this result represents a significant drop of 54% (1st half of 2011: 272,800 m²), but 2011 was the biggest year for leases in the Rhine-Main region in the last decade, and a huge exception. „Comparing the first half of 2012 with that of 2010, in which 125.000 m² were leased, shows that the logistics market is back at a normal level,“ says Weyrauch.
According to NAI apollo group most of the deals of all market participants were realised in the segment up to 3,000 m², which accounts for around 39% of the total floor space moved (1st half 2011: 14%; 1st half 2010: 31%). Properties between 3,000 and 5,000 m² represent 6% of the total turnover (1st half 2011: 12 %; 1st half 2010: 34 %). The segment between 5,000 and 10,000 m² accounted for 22% of turnover in the first half of 2012 (1st half 2011: 29%; 1st half 2010: 35%). The greatest absorption, with almost 40,000 m² was generated with spaces from 10,000 m² (31% of sales; 1st half 2011: 45%; 1st half 2010: 0%), however, this was only in the first quarter. Among the biggest deals in the first six months of the year are a lease in Viernheim of 28,000 m² as well as the move into a 7,000 m² property in Nieder-Olm by the logistics expert Geis (both in Q1 2012). The largest lease in the second quarter was of 6,000 m² in Mühlheim.

The highest rent in top locations remained between 5.90 Euro/m² and 6.30 Euro/m². These include, for example, the industry park „Am Martinszehnten“ near the Bad Homburg motorway junction, the „Mönchhof Areal“ in Raunheim/Kelsterbach and the „MainLog Gehespitz compound“ near the Rhine-Main airport.
Noteworthy facility completions were, for example, in Erlensee (owner occupier building by Dachser with 6,600 m² of warehouse space) and in Nieder-Olm (20,800 m² logistics centre for Geodis).
